How to Hire a True Drainage and Foundation Specialist

Dear Jim: I’ve been noticing a lot of issues at my home, such as drainage problems in my basement and crawlspace, more cracks inside on the walls and ceilings that are getting bigger, and I have a sloping floor in my dining room. I have had several contractors out to help me solve these issues, but they all have very different opinions and prices for the work. How can I understand who to hire and the right approach for the work?

In the Bay Area, foundation and drainage issues are more than just an inconvenience—they are a threat to your home’s structural integrity. Unfortunately, many homeowners find themselves overwhelmed by a sea of conflicting opinions from various contractors. To protect your investment, you must learn how to distinguish between a “quick fix” and a permanent engineering solution.

#1. Prioritize Diagnostics Over “Eyeballing”

The most important step in any foundation or drainage repair is a thorough inspection. If a contractor provides a bid based solely on a walk-around of your exterior, be wary.
